You may not get justice from court where there is collusion between judges , lawyers and money plays a big role . Further it get years to get some judgement.

They say that a court's standing is determined by the average number of years taken for  decision of cases by that court. 
Certainly Power and money might help some cases in  some courts but not in all cases and in all  courts. 
The entire law enforcing machinery and judicial system needs thorough overhaul and revamping.  Advocates on either side should be accountable and must speed up the trial/ hearing/ pleading etc. Court  registrar and staff are presently not at all accountable for the delays. They should be made accountable. Adjournment of cases by judges should be an exception than the rule. The hard truth is that  Evidences are tampered, manufactured, distorted and or destroyed in many cases by the prosecuting and defending agencies. 
Better to come to an agreed/ amicable settlement with the tenant than knocking the doors of the court and getting frustrated.  Corruption is rampant in courts. Even to get a copy of the order one has to pay "speed money" to the court staff. Enforcement of court degree also costs money.

This is India anybody can do anything and can say go to court, from where never we get any justice because there is no sufficient judges and court cant do anything. This fact the politicians know well and they never make court sufficiently equipped with staff and judges to deliver the judges in time say within max 6 months. If you file a suit, the opponent knows well until you die there wouldn't be any judgement. Not only this the judges and advocates are in glove, see what happened at Chennai High Court and very recently at kerala High Court. This is the real fact through out in India . What happened to Jayalalitha and Mr. Khan, they have money and muscle power. only GOD can save you sir. Thanks

AND THEN WHAT IS THE GUARANTEE THAT  THE  DEFAULTING TENANT  WILL  NOT GO FOR APPEAL. 

ARE TENANCY LAWS ARE FOR THE BENEFIT, THAT TOO OF ILLEGAL OCCUPANTS ONLY ?.  ARE THERE  NOT ANY REMEDIES UNDER SUCH CIRCUMSTANCES FOR A HAPLESS OWNER ? FURTHER WHAT DIFFERENCE IT MAKES TO A  ARBITRATOR IF THE SUIT IS UNDER  H..R. C. LAWS OR NOT. THE BASIC  GRIEVANCE IS ABOUT NOT GETTING RENT PAID. 

CAN ANY ONE OF YOUR READERS HELP ME BY SUGGESTING WAYS AND MEANS TO GET OVER LEGALLY .
